There's not a lot if terracing in my area, if there is they are basically farm over terraces. Most of the ground here is gently rolling and at the most grassed waterways. God was good to us in this area.

Sorry, can't help you out there, would only be guessing. Not that far from me but far enough away that I don't follow land prices. I think it's fairly decent land, with pockets of rougher, mediocre stuff. I think it's getting like a lot of places now, getting to be more recreation and that's helping to drive it up somewhat. If you gave the RM a call, they could likely give you an idea, or The Land Titles Office?

what's going on these days with land deals? Surely the falling grain prices and high interest rates have slowed things down..... couple land deals in my area done already this winter but haven't heard the details yet

People will spend until they can’t spend anymore. Also farming has changed a lot in the last 20 years, for some operations farming is just the sideline business. Also farmers (some) have gotten smarter with their money, making investments and putting money in other places besides the farm. Have finally got some “extra “ money for the first time in my life and am thinking of trying investing, did some research the other day and if a guy had bought $1000 in shares in Tesla in 2011, it would now be worth just over $200,000 now. Something like that can sure change how a farm can operate, unlike mine 😔

Details are like a soap opera. Really kind of a sad story/situation. It is really nice flat land,natural water run down south to Elstow.

Avenue Living out of Calgary. Farmer sold his land 2 years ago to them, rented it back, passed away spring 2022. Son took over and he passed away this fall. That is the short version, longer version is where soap opera comes into play!
